What can be covered

A home service plan is a separate agreement to repair or replace covered systems and appliances when they fail from normal wear. It is not homeowners insurance. Each plan lists what it covers, and the list is what decides a claim.

Plan levels in general terms

  • Systems. Heating and cooling, plumbing, electrical and the water heater.
  • Systems and appliances. Adds items such as the refrigerator, range or oven, dishwasher, and washer and dryer.
  • Complete. The broadest plans, with optional extras such as pool or spa equipment, a well pump or an extra refrigerator, on plans that offer them.

What every plan has in common

A service fee per visit, per-item and total limits, exclusions, a waiting period in many cases, and a claim process that starts with a call to the administrator. These are covered on the pages linked below.

What a plan is not

It does not cover storm, fire or flood damage, which belong with homeowners insurance. It also does not replace the repairs a new-home builder or appliance maker owes under their own warranty.

Coverage depends on the plan you choose. The covered list, exclusions, limits and service fee in your contract decide what is paid. Ask for them in writing before you buy.
