If price matters most

NerdWallet (September 2026) gave 2-10 Home Buyers Warranty its budgeting award and Cinch its value award, and ConsumerAffairs (October 2026) chose Old Republic for value. Starting prices in these lists run from about $20 to $50 a month for the smallest plans. The service fee then decides what you really pay, and published fees run from $65 to $150.

If caps matter most

American Home Shield shows HVAC limits of $5,000 to $10,000 depending on the source, and appliance limits of $2,000 to $4,000. First American shows no HVAC limit in NerdWallet’s write-up and appliance limits of $3,500 to $7,000. Liberty Home Guard shows lower per-item limits, such as $2,000 each, with plumbing and electrical limits of $500 to $750. Always get the caps in writing.

If repair guarantees matter most

Most providers in NerdWallet’s list guarantee repairs for 30 days. It shows 180 days for Cinch and 365 days for Liberty Home Guard on HVAC and appliances, with 100 days on plumbing and electrical. Home Service Club shows 30 days on labor and 90 on parts.

If claims and technicians matter most

ConsumerAffairs picked HomeSafe for claims handling, ARW Home for technicians and Liberty Home Guard for quick service. NerdWallet scores whether you can choose your own technician, and Old Republic got its customer satisfaction label.

If roof coverage matters most

ConsumerAffairs picked First American for roof coverage and Money.com picked Select Home Warranty. Roof leak coverage is often an add-on, with caps of about $500 to $1,000 in these lists. Ask for the cap and any exclusions.
